Job Overview
We are seeking a reliable, experienced, and self-motivated Building Operator for a permanent, long-term part-time position of approximately 20 hours per week, overseeing the day-to-day operation and maintenance of a small office building.
The successful candidate will be responsible for ensuring building systems operate safely and efficiently while assisting with tenant relations, contractor coordination, property inspections, and general building maintenance. Building Operator Duties
- Monitor, operate, and maintain building systems including HVAC, boilers, pumps, ventilation, and related mechanical equipment
- Perform regular building inspections, including but not limited to common areas, exterior areas, mechanical rooms, and life safety equipment
- Conduct preventative maintenance and identify potential issues before they become major repairs
- Troubleshoot building system issues and coordinate repairs as required
- Monitor mechanical rooms and ensure equipment is operating safely and efficiently
- Maintain maintenance logs and report deficiencies, repairs, and recommendations
- Coordinate and oversee contractors, service providers, inspections, and maintenance work as required
- Respond to maintenance requests and building-related concerns
- Respond to after-hours emergencies and urgent service calls as required
- Ensure mechanical and maintenance areas are maintained in a clean, organized, secure, and safe condition
- Ensure tools, equipment, and maintenance supplies are properly used, labeled, organized, and stored
Property Manager Duties
- Serve as a point of contact for tenants and assist with tenant inquiries and service requests
- Coordinate contractor and vendor access to the building
- Assist with monitoring building conditions and identifying maintenance or operational concerns
- Obtain quotes and coordinate minor repairs and projects
- Follow up with contractors and vendors to ensure work is completed satisfactorily
- Report building deficiencies, tenant concerns, and operational issues to management
- Assist with general property administration and operational requirements as assigned
- Maintain professionalism and confidentiality when dealing with tenants, contractors, vendors, and building information
Maintenance & Handyman Duties
- Painting and touch-up work
- Wall patching and minor drywall repairs
- Door adjustments, repairs, and hardware replacement
- Minor carpentry and general repairs
- Ceiling tile replacement
- Light fixture and bulb replacement
- Minor plumbing repairs and fixture maintenance
- General upkeep and maintenance of common areas
- Addressing minor building issues as they arise
Qualifications - Required
- Class 5 Power Engineering Certificate (minimum requirement)
- Previous Building Operator experience
- Experience operating and maintaining HVAC, boiler, ventilation, and pumping systems
- Strong troubleshooting and problem-solving skills
- General maintenance and handyman experience
- Ability to work independently with minimal supervision
- Strong organizational, communication, and customer service skills
- Comfortable interacting professionally with tenants, contractors, and vendors
- Must be available for occasional after-hours emergency and service calls
Pay: $30.00-$35.00 per hour
