Role: Assistant Superintendent

About the Position
The Assistant Superintendent is responsible for the daily maintenance, cleanliness, and smooth operation of the building while supporting the Property Manager and Superintendent.
Key Responsibilities
Building Maintenance & Operations

Perform routine inspection and maintenance of building systems including HVAC, plumbing, electrical, and mechanical equipment

Troubleshoot and resolve minor to moderate maintenance issues efficiently

Conduct preventative maintenance to ensure systems operate safely and effectively

Maintain building common areas, mechanical rooms, hallways, and exterior grounds
Suite Maintenance & Turnovers

Respond promptly to in-suite maintenance requests (e.g., plumbing, electrical, appliances, repairs)

Coordinate and complete suite turnovers, including repairs, and preparation for new tenants

Ensure units meet company standards and are move-in ready
Emergency Response

Respond to after-hours and weekend emergency calls on a rotational basis

Act quickly and effectively in emergency situations (e.g., leaks, power outages, fire alarms, flooding)

Follow proper safety and escalation procedures
Groundskeeping & Seasonal Duties

Perform garbage removal and maintain waste management areas

Handle snow removal (only at first snow fall), salting, and general seasonal upkeep of the property

Maintain exterior cleanliness, including walkways, parking areas, and landscaping support
Resident Relations & Customer Service

Address tenant concerns and complaints in a professional, respectful manner

Provide excellent customer service and maintain positive tenant relationships

Communicate effectively with Superintendent and Property Manager regarding issues or escalations
General Repairs & Support

Perform general handyperson work

Assist with contractor supervision as needed

Ensure compliance with workplace safety standards and company policies
Administrative & Reporting Support

Keep accurate records of maintenance work, inspections, and incidents

Report major repairs or system concerns to the Property Manager

Assist with inventory tracking for tools and supplies
Qualifications & Skills

Previous experience as an Assistant Superintendent or in residential building maintenance

Strong working knowledge of electrical, plumbing, HVAC, and general building systems

Ability to troubleshoot mechanical issues independently

Experience handling emergency situations calmly and effectively

Strong communication and interpersonal skills

Customer-service oriented with a professional demeanor

Physically capable of performing maintenance tasks (lifting, standing, climbing stairs)
-
Availability for on-call rotation, including evenings and weekends
