Reporting to the Property Manager, the Maintenance Technician is responsible for maintaining the safety, functionality, and overall condition of assigned residential properties. This hands on role includes completing preventative maintenance, responding to resident service requests, preparing suites for new residents, and supporting the day to day operation of the property.
The ideal candidate is dependable, customer focused, and brings strong technical skills with the ability to troubleshoot and resolve a variety of maintenance issues.
Perform general maintenance, repairs, and preventative maintenance throughout residential suites, common areas, and building systems.
Troubleshoot and repair plumbing, heating, electrical, appliances, flooring, drywall, painting, carpentry, and other building components.
Identify maintenance deficiencies and complete repairs to ensure properties remain safe, functional, and well maintained.
Respond to resident maintenance requests promptly and professionally while delivering exceptional customer service.
Manage, prioritize, and complete work orders using Yardi, ensuring accurate documentation and timely follow up.
Communicate repair timelines and maintenance updates with residents as required.
Prepare vacant suites for occupancy by completing repairs, painting, fixture replacements, touch ups, and general maintenance.
Conduct routine inspections of suites, common areas, and building systems to identify maintenance needs and ensure properties meet Zen Residential's quality standards.
Coordinate and support external contractors as required, ensuring work is completed to company standards.
Perform all work in accordance with company policies, safety procedures, and applicable legislation while identifying and reporting potential safety hazards.
Participate in a rotating on call schedule and respond to after hours maintenance emergencies, including plumbing, heating, electrical, and other urgent building issues.
Two to four years of maintenance experience, preferably within residential or commercial property management.
Working knowledge of plumbing, HVAC, electrical, carpentry, drywall, painting, and general building maintenance.
Strong troubleshooting and problem solving skills.
Excellent organizational and time management skills with the ability to manage multiple priorities.
Strong communication and interpersonal skills with a customer service focused approach.
Ability to work independently while collaborating effectively with site teams.
Experience using Yardi or other property management software is considered an asset.
High school diploma or equivalent.
Valid driver's licence and reliable transportation to travel between properties.
Must provide basic hand tools required to perform the role.
Ability to safely perform physically demanding work, including lifting equipment and materials, climbing ladders, accessing mechanical spaces, and completing maintenance tasks throughout residential properties.
