About Balto Capital
Balto Capital is a growing real estate investment and property management company operating a portfolio of 24 residential buildings throughout North Edmonton.
We're looking for a hands-on Assistant Property Manager who enjoys being out in the field, interacting with tenants, solving problems, and ensuring our buildings are well-maintained and professionally operated.
The Opportunity
This is not a desk job.
The Assistant Property Manager will spend most of their time on-site at our properties, acting as the eyes and ears of the portfolio. You will support the Property Manager by handling day-to-day operational tasks, coordinating maintenance activities, delivering notices, conducting inspections, following up with tenants, and helping ensure our buildings remain clean, safe, and well-maintained.
This role is ideal for someone who is highly organized, reliable, proactive, and comfortable working independently across multiple locations.
Key Responsibilities
Field Operations
- Conduct regular visits to properties throughout North Edmonton
- Perform move-in, move-out, and routine unit inspections
- Deliver notices and correspondence to residents as required
- Monitor building condition, cleanliness, and curb appeal
- Identify maintenance issues and follow up to ensure completion
- Assist with lock changes, contractor access, and vendor coordination
Tenant Support
- Serve as a primary point of contact for residents during property visits
- Respond to tenant inquiries and service requests
- Follow up on maintenance issues and resident concerns
- Assist with lease renewals, move-ins, and move-outs
- Help maintain positive resident relationships and tenant satisfaction
Maintenance & Vendor Coordination
- Open, track, and close work orders
- Coordinate access for contractors and service providers
- Verify completion and quality of maintenance work
- Assist with seasonal property projects and building improvements
- Ensure common areas are maintained to company standards
Administration
- Maintain accurate records of inspections, notices, and work orders
- Update property management software and internal trackers
- Document maintenance issues and operational concerns
- Assist with vacancy preparation and turnover coordination
- Provide regular updates to the Property Manager
What We're Looking For
- 1-3 years of experience in property management, maintenance coordination, facilities, construction, hospitality, or a related field
- Strong organizational and time management skills
- Comfortable working independently and managing multiple priorities
- Excellent communication and customer service skills
- Practical problem-solving abilities and strong attention to detail
- Reliable, accountable, and proactive
- Comfortable spending most of the day traveling between properties
Requirements
- Valid Alberta driver's licence
- Reliable vehicle and willingness to travel daily between properties
- Ability to lift up to 50 lbs occasionally
- Basic knowledge of residential building maintenance is an asset
- Experience using property management software is an asset
