Key Responsibilities
As the Pre-Construction Manager, you will lead projects through the planning, budgeting, and design development phases, ensuring each project is strategically positioned for successful execution.
Budgeting, Estimating & Cost Management
- Lead the development of project budgets, estimates, and quantity take-offs throughout all stages of design development.
- Manage project costs and forecasting to ensure financial objectives and profitability targets are achieved.
- Coordinate pricing and cost information to maintain estimate accuracy.
- Provide clients and stakeholders with detailed budget presentations and strategic recommendations.
Project Planning & Pre-Construction Leadership
- Oversee the entire pre-construction process, from initial planning and design development through tender and project hand off.
- Develop and maintain comprehensive pre-construction schedules, ensuring critical milestones and deliverables are achieved.
- Coordinate permitting, engineering, and design timelines to keep projects progressing efficiently.
- Review project drawings and specifications to ensure accuracy and completeness.
Tendering & Procurement
- Lead tendering activities, including the preparation of tender packages and coordination with trade partners.
- Evaluate submissions and provide recommendations to support procurement and award decisions.
- Manage the preparation and administration of proposals, Letters of Intent (LOIs), contracts, and CCDC agreements.
- Support the selection of qualified subcontractors and suppliers to optimize project value and execution.
Stakeholder & Client Management
- Serve as the primary point of contact for clients throughout the pre-construction phase.
- Build and maintain strong relationships with clients, consultants, architects, engineers, and trade partners.
- Lead client meetings, design coordination sessions, and project planning discussions.
- Communicate project progress, schedule updates, opportunities, and potential risks to stakeholders in a clear and proactive manner.
Risk Management & Continuous Improvement
- Identify project risks early and implement effective mitigation strategies to protect project outcomes.
- Collaborate with internal and external stakeholders to resolve challenges and maintain project momentum.
- Continuously improve pre-construction processes, systems, and best practices to enhance efficiency and project delivery.
- Contribute to a culture of innovation, collaboration, and operational excellence.
Qualifications
Education & Experience:
- Post-secondary education in Construction Management, Engineering, Architecture, or a related discipline is preferred.
- Minimum 5 years of experience in pre-construction, estimating, project management, or commercial construction.
- Proven experience developing project budgets, estimates, tender packages, and cost forecasts.
- Experience working on commercial interior fit-out projects is considered an asset.
Technical Skills:
- Strong understanding of commercial construction processes, project delivery methodologies, and construction documentation.
- Ability to interpret architectural, structural, mechanical, and electrical drawings and specifications.
- Proficiency with Microsoft Office and construction management software.
- Familiarity with CCDC contracts, procurement processes, and MEPT systems is considered an asset.
