Job Overview
We are seeking an experienced and proactive Maintenance Technician to become an integral part of our team. This role is responsible for ensuring the impeccable maintenance and upkeep of our facilities. With Cressey’s dedication to quality top of mind, this role plays a vital part in creating a safe, clean, and comfortable environment for our tenants, and visitors.
Key Responsibilities
Maintenance & Repairs
- Perform carpentry repairs including repairs to doors, windows, cabinets, drawers, mouldings, closet doors, and flooring.
- Complete general repairs including lock replacements, drywall patching, caulking, and painting touch-ups.
- Complete suite maintenance and prepare units for turnover, including month-end suite fixes and cleaning and painting to ensure readiness for new tenants.
- Conduct plumbing repairs including replacing P-traps, U-pipes, tub cartridges, toilets, wax seals, faucet systems, sinks, and unclogging toilets, tubs, and drains in suites and common areas as needed.
- Perform electrical repairs including replacing light fixtures, bulbs, ballasts, and range fans.
- Troubleshoot and maintain HVAC heating and cooling systems, heat pumps, ventilator units, exhaust fans, sump pumps, and related mechanical equipment.
- Inspect boiler rooms, monitor boiler operations, and maintain accurate records of findings.
- Perform minor balcony, fence, and exterior repairs including touch-ups and painting.
- Respond to emergency maintenance situations including leak investigations, response and cleanup.
- Perform other maintenance-related duties as assigned from time to time.
Preventative Maintenance & Inspections
- Conduct routine property inspections and provide recommendations for repair or improvement.
- Perform preventative maintenance of common areas, building systems, and equipment.
- Maintain, service, and ensure proper storage of tools and equipment to keep them in safe and working condition.
- Maintain inventory of maintenance tools and cleaning equipment.
- Keep accurate records of maintenance activities and repair status, including keeping track of in-suite maintenance requests and coordinating with the Construction team, related contractors and residents to make appointments for repair.
Building & Grounds Upkeep
- Assist cleaning personnel in maintaining cleanliness of common areas, amenity rooms, and building interior and exterior.
- Assist landscape personnel in performing general landscaping duties including raking leaves, weed removal, leaf blowing, and seasonal cleanup as required.
- Clean and unclog drains and gutters as required.
- Carry out garbage and recycling duties on designated pick-up days and maintain waste areas daily.
- Conduct snow removal and ice prevention efforts including shoveling and salting.
Safety & Compliance
- Ensure the safety of common areas and comply with Cressey’s Health and Safety policies and procedures.
- Adhere to fire safety requirements and building safety standards.
- Always maintain quality standards of cleanliness and operational safety.
Operational Support
- Provide maintenance coverage during holidays at other properties as required.
- Travel between assigned buildings and other Cressey properties may be required.
- Provide holiday coverage for Resident Managers when requested.
Skills and Qualifications
- 3 years of hands-on experience with basic maintenance, including carpentry, plumbing, electrical, HVAC, and general mechanical systems.
- Ability to diagnose maintenance issues and complete repairs in a timely and effective manner.
- Physically capable of performing manual labour, including lifting up to 50 lbs, climbing ladders, and working in various environmental conditions.
- Strong organizational skills with the ability to prioritize tasks and manage time effectively.
- Proactive problem solver with a positive attitude.
- Strong communication skills with the ability to interact professionally with residents, contractors, and team members.
- Self-motivated, dependable, and able to work independently with minimal supervision while contributing positively to a team environment.
- Knowledge of workplace health and safety standards and safe work practices.
Job Type: Full-time
Pay: $23.00-$28.00 per hour
