Position Summary
As a Residential Maintenance Technician, you will be responsible for maintaining a portfolio of apartment buildings by completing resident service requests, preventive maintenance, common area repairs, and apartment turnovers.
This position requires someone who is comfortable working independently, managing multiple priorities, and producing high-quality work with minimal supervision.
A significant portion of this role involves preparing vacant apartments for new residents. We are looking for someone who takes pride in delivering clean, professionally finished, move-in-ready suites.
Responsibilities
- Complete maintenance requests in occupied apartment homes in a professional and timely manner
- Perform apartment turnovers, ensuring suites are fully rent-ready for incoming residents
- Complete full-suite painting, drywall repairs, patching, caulking, and touch-ups
- Repair and replace plumbing fixtures including faucets, toilets, sinks, and shut-off valves
- Complete basic electrical repairs including switches, receptacles, lighting fixtures, and smoke detectors
- Repair doors, cabinets, shelving, locks, hardware, and other carpentry items
- Install and repair flooring, trim, blinds, and other interior finishes as required
- Troubleshoot maintenance issues and determine appropriate repair solutions
- Complete preventive maintenance and routine inspections of building systems
- Maintain mechanical rooms, common areas, and exterior building components
- Coordinate and work alongside contractors when required
- Ensure all work is completed safely and in accordance with company policies and occupational health and safety standards
- Maintain accurate maintenance records and communicate effectively with management
- Travel between multiple residential properties throughout the workday
- Participate in a rotating after-hours emergency on-call schedule
- Assist with seasonal property maintenance, including snow and ice removal around entrances and walkways when required
What We're Looking For
We're looking for someone who enjoys working with their hands and takes pride in producing quality work.
The ideal candidate has experience in apartment maintenance and is confident performing a wide variety of repairs without constant supervision.
Qualifications
- Minimum two years of residential or apartment maintenance experience preferred
- Experience preparing apartment suites for new residents
- Strong painting and drywall repair skills
- Working knowledge of:
- Plumbing repairs
- Basic electrical
- Carpentry
- Flooring repairs and installation
- Hardware replacement
- General building maintenance
- Mechanical or boiler room experience is considered an asset
- Strong troubleshooting and problem-solving abilities
- Excellent organizational and time management skills
- Professional communication and customer service skills
- Ability to work independently while contributing to a team environment
- Valid Class 5 driver's licence
- Reliable vehicle required
Schedule
- Monday to Friday
- Participation in a rotating emergency on-call schedule
- Occasional overtime as required
- Mandatory month-end workdays during high-volume apartment turnovers
