Intermediate Estimator / Pre-Construction Lead

About the Role
Oldstreet is seeking an experienced Intermediate Estimator / Pre-Construction Lead to join our growing development and construction team.
Reporting to the Construction Operations Manager, you will be responsible for managing project budgets from concept design through tendering and buyout. You will play a key role in cost planning, value engineering, procurement strategy, and ensuring projects are delivered within approved budgets.
This position is ideal for a residential construction estimator who wants to take ownership of project financial performance and become a key contributor within a growing company.
Key ResponsibilitiesEstimating & Budget Development
- Prepare conceptual, preliminary, and detailed construction budgets
- Analyze drawings, specifications, and consultant documents
- Identify cost risks, assumptions, and opportunities throughout the design process
- Maintain accurate estimating systems, templates, and cost databases
Pre-Construction Leadership
- Act as the commercial lead during pre-construction
- Provide cost guidance to support design and development decisions
- Monitor budget alignment throughout design progression
- Assist project teams in achieving financial objectives
Value Engineering
- Identify and evaluate cost-saving opportunities
- Recommend alternative materials, systems, and construction methods
- Assess constructability, cost, and performance impacts
- Collaborate with consultants and internal stakeholders to maintain budget targets
Procurement & Tendering
- Develop tendering and procurement strategies
- Prepare bid packages and scopes of work
- Solicit, evaluate, and level subcontractor bids
- Lead commercial negotiations and subcontractor selection
- Support buyout and contract award processes
Market Analysis
- Monitor local market pricing and industry trends
- Benchmark subcontractor pricing
- Maintain historical cost information and market intelligence
Project Transition
- Support the transition from estimating to construction
- Ensure complete scope coverage during buyout
- Assist with procurement documentation and purchase order issuance
QualificationsRequired
- Minimum 5 years of residential construction estimating experience
- Strong experience in budget development, tendering, and procurement
- Construction Estimating & Bid Preparation Certificate (SAIT) or equivalent education
- Strong understanding of residential construction methods and trade scopes
- Advanced Microsoft Office skills, particularly Excel
- Valid driver's license and reliable vehicle
- Ability to pass a criminal record check
Preferred
- Experience with stacked townhomes and 4–6 storey wood-frame residential projects
- Experience within the Calgary residential construction market
- Experience in Banff or Columbia Valley markets
- Experience working directly with developers or general contractors
