Maintenance Manager – Residential Rental Properties
Location: North Vancouver, BC
Compensation: $65,000 – $75,000 per year, depending on experience
We are seeking an experienced, reliable, and hands-on Maintenance Manager to oversee the maintenance and upkeep of two residential rental buildings located in North Vancouver.
Qualifications
- Minimum 5 years of experience in residential, commercial, or multi-family building maintenance.
- Strong knowledge of general building systems, repairs, preventative maintenance, and troubleshooting.
- Knowledge of property management software such as Yardi and 1Valet is considered an asset.
- Basic plumbing and electrical skills are considered an asset.
- Experience working in occupied residential buildings is preferred.
- Residing on the North Shore is preferred.
- Must possess a valid driver's license and own a reliable truck suitable for transporting tools and maintenance supplies.
- Strong written and verbal English communication skills.
- Ability to work independently, prioritize tasks, and take initiative.
- Strong organizational and problem-solving skills.
- Proven ability to work as a team player while leading and supporting maintenance staff.
- Ability to provide guidance, training, and day-to-day direction to the maintenance team, including assisting and mentoring junior maintenance personnel.
Responsibilities
Daily Duties
- Respond to tenant maintenance requests and service calls.
- Perform general repairs and troubleshooting, including plumbing, electrical, carpentry, painting, drywall repairs, appliance repairs, and lock changes.
- Conduct routine inspections of building systems and common areas.
- Maintain the cleanliness, appearance, and safety of common areas and building grounds.
- Coordinate and oversee contractors and service providers when required.
- Provide leadership, support, and direction to maintenance staff to ensure work is completed efficiently and to a high standard.
Weekly Duties
- Perform preventative maintenance on building systems and equipment.
- Inspect lighting, security systems, doors, gates, parking areas, and common facilities.
- Complete grounds maintenance, minor landscaping, pressure washing, and seasonal upkeep.
- Review and update maintenance records and work orders.
- Monitor ongoing maintenance projects and ensure priorities are addressed appropriately.
Monthly Duties
- Inspect fire safety equipment, emergency lighting, and life-safety systems.
- Conduct detailed inspections of roofs, mechanical rooms, plumbing systems, HVAC equipment, elevators, and parkades.
- Complete suite inspections as directed by management.
- Monitor and replenish maintenance inventory and supplies.
- Identify and report capital repair requirements and maintenance concerns.
Annual Duties
- Assist with planning and coordinating major maintenance and capital improvement projects.
- Coordinate annual inspections, testing, certifications, and regulatory compliance requirements.
- Assist with budget planning and long-term maintenance scheduling.
- Support seasonal preparations, including winterization and exterior maintenance programs.
Reporting Structure
The Maintenance Manager will report directly to Property Management and work closely with the Building Manager to ensure the properties are maintained to the highest standards of safety, appearance, and operational efficiency.
