Job Description
We are seeking a Financial Analyst to provide support to our CBRE Edmonton office National Investment Team.
Key Job Responsibilities :
Detailed Financial Analysis; Including financial modeling, cash flow projections (IRR’s) and development proforma models for primarily multifamily commercial real estate assets and development sites using Excel
Valuation of development and redevelopment sites utilizing residual land valuation and comparable transactions approaches
Analyzing investment returns, yield metrics, scenario analyses, and profitability of commercial real estate investments
Analyzing leverage and impact of debt financing on property cash flows and return metrics incorporating conventional mortgages, vendor-take-back financing, second mortgages, and other non-conventional financing
Tenant lease reviews including analysis of lease terms and special options impacting financial and non-financial terms affecting property investment characteristics and development potential
Conduct Research and collect data on market- fundamentals, rental rates, mortgage data and sales comparables in support of the financial analysis
Communicate with City Planning/Building staff on a variety of real estate and development issues including OCP, Rezoning and possible future plans the city may envision or support for a particular property or area
Support the preparation of marketing materials such as marketing brochures, confidential offering memorandums, investment analysis and research reports
Assist in the preparation and coordination of presentations using Powerpoint for valuations, RFP’s and market overviews
Assist with transaction execution functions including the preparation of property documents, due diligence support, tenant interviews, and addressing purchaser inquiries.
Requirements
Bachelor's degree (BA/BS) from a four-year college or university in a business-related field; an emphasis in Accounting or Finance would be an asset
1-2 years of relevant work experience in commercial real estate or another related industry is preferred, but open to new graduates.
Proficient in all Microsoft Office applications with a special focus on Excel and PowerPoint. Working knowledge of Adobe InDesign as asset
Strong analytical and financial modeling skills relevant to the real estate industry and the ability to summarize your findings in a clear and concise manner
Must be detailed oriented and possess strong verbal communication skills
Ability to prioritize and handle multiple tasks while working to meet competing deadlines is required
Applicants must be currently authorized to work in Canada without the need for visa sponsorship now or in the future
