About the Role
The Building Manager plays a key role in supporting the Property Manager with the day-to-day operations of assigned residential properties. This includes coordinating building operations, assisting with tenant services, and ensuring the property is maintained to a high standard.
This is a hands-on, service-oriented role that requires a strong balance of maintenance knowledge, tenant support, and administrative coordination.
Important: This role operates under the direction of a licensed Property Manager and does not independently provide rental property management services.
What You’ll Do
Tenant Support & Operations
- Respond to tenant inquiries and service requests in a timely and professional manner
- Assist with tenant communications, notices, and general administrative coordination
- Support move-ins and move-outs in coordination with the Property Manager (does not independently manage or approve the process)
- Assist with building audits (storage, parkade, bike rooms), inspections, and follow-ups
- Maintain strong, professional relationships with residents and provide excellent customer service
Maintenance & Building Operations
- Conduct daily inspections of the building interior and exterior to identify maintenance needs
- Ensure all common areas and vacant suites are clean, safe, and well-maintained
- Perform light maintenance tasks, including:
- Minor repairs (plumbing fixtures, light bulbs, basic electrical)
- Touch-up painting and general upkeep
- Cleaning, vacuuming, and spot maintenance
- Support seasonal and exterior maintenance such as landscaping, snow removal, salting, and pressure washing
- Coordinate access for contractors and support onsite maintenance work
Coordination & Administrative Support
- Assist with coordinating vendors, obtaining quotes, and tracking repairs
- Manage building access (keys, fobs, cards) and coordinate tenant pickup/drop-off
- Support rent collection processes (e.g., receiving and delivering payments) in line with internal procedures
- Assist with documentation and reporting, including monthly reporting to the residential team
- Support WorkSafeBC-related administrative tasks, including documentation tracking and coordination with trades
What You Bring
- Minimum 3 years of experience in building operations, maintenance, or a related field
- Strong customer service and communication skills, with a professional and responsive approach
- Hands-on experience with general maintenance (plumbing, electrical, drywall, carpentry)
- Strong organizational and time management skills with attention to detail
- Ability to work independently while collaborating with a broader team
- Proficient in Microsoft Office (Outlook, Excel, Word); experience with Angus Anywhere or similar systems is an asset
Assets:
- 5th Class Power Engineer certification (or willingness to obtain)
- RMTI or PAMA certification
- Experience in residential property management environments
Working Conditions
- Flexible work schedule, including evenings and weekends as required
- Physically active role, including lifting up to 50 lbs
- Extended periods of walking, standing, and stair climbing (up to a full shift)
- Work performed in both indoor and outdoor environments, including exposure to dust and varying temperatures

Pay: $55,000.00-$60,000.00 per year
