The business has grown to the point that we are ready for an experienced underwriter to take ownership of the underwriting and fulfilment side. This allows the lead broker to remain focused on client relationships while ensuring nothing slips behind the scenes.
The Role
The Senior Mortgage Underwriter will assess and underwrite residential mortgage applications, analyze borrower profiles, creditworthiness, collateral and risk, and ensure each file complies with lender and regulatory guidelines.
You will work closely with the lead broker, clients, lenders and external partners to structure suitable mortgage solutions, resolve issues and deliver timely responses. This is a client-facing underwriting role. How you communicate matters just as much as how you handle the file.
What You Will Own
- Manage the full underwriting and fulfilment process, from document collection and initial review through lender submission, conditions and funding.
- Assess residential mortgage applications and analyze income, employment, credit, assets, liabilities, down payment, property details and overall risk.
- Review each file for accuracy, completeness, eligibility and compliance before it reaches a lender.
- Structure conventional, insured, alternative and private mortgage solutions based on the client's needs and available lender guidelines.
- Identify documentation gaps, compliance concerns and potential underwriting risks early, then resolve them before they become problems.
- Prepare clear, accurate and compelling lender submissions that anticipate questions and reduce avoidable back-and-forth.
- Manage approvals, conditions, deadlines and lender follow-ups proactively, without needing to be chased.
- Communicate directly with clients to request documents, provide updates and explain requirements with warmth, patience and professionalism.
- Keep the lead broker informed and collaborate with lenders and external partners to troubleshoot challenges and keep files moving.
- Maintain detailed, accurate and current file notes, documentation and CRM records.
- Stay current with lender policies, mortgage products, regulatory requirements and industry changes.
- Contribute to continuous improvement of underwriting workflows, templates, systems and client-service processes.
What You Bring
- A valid Mortgage Agent Licence in the Province of Alberta, or willingness to obtain one.
- A minimum of 3 years of hands-on mortgage underwriting and fulfilment experience with a Canadian lender or mortgage brokerage.
- Advanced residential mortgage underwriting skills, including proven experience assessing complex applications and risk profiles.
- In-depth knowledge of conventional, insured, alternative and private lending solutions.
- Strong knowledge of current mortgage products, market conditions, lender policies and regulatory requirements, with a commitment to ethical and compliant underwriting.
- Well-developed analytical skills, including the ability to interpret financial statements, credit reports and property appraisals.
- Proficiency with mortgage underwriting platforms, CRM systems and standard office software.
- Strong written and verbal communication skills, with the ability to explain requirements and decisions clearly to diverse stakeholders.
- Demonstrated ability to manage multiple files, competing priorities and firm deadlines without compromising accuracy or service.

Pay: $70,000.00-$120,000.00 per year
