The Part Time Maintenance Technician will be responsible for cleaning and ensuring the proper physical maintenance of the property. This position would require you to work 16-20 hours per week as this is a PART TIME POSITION. Potential opportunity to move into a full time position as work progresses and portfolio expands in Welland and surrounding areas.
Qualifications:
- Minor maintenance: carpentry, painting, drywall repairs, basic plumbing, fire safety, own tools, changing of fixtures and finishes, minor appliance repairs, health & safety experience, WHMIS, knowledge of the RTA preferred, preventive pest control measures
- General knowledge of computer applications and g-mail suite products, Buildium and ClockShark an advantage
- Background in residential property management or related business experience (office administration, skilled-trade, handy-person)
- Strong customer service skills and communication skills
- Maintain a professional and presentable appearance at all times
- Basic computer and keyboarding skills
- Ability to perform minor repairs and aptitude for mechanical systems
- One individual must be able to lift and push heavy objects, including garbage bins, furniture and appliances or perform snow removal duties, sometimes for extended periods of time
Daily routine:
- Walk through all buildings to conduct an audit and to determine what if anything is required. Any maintenance required outside speciality trades to be actioned when appropriate.
- Property clean up: Pick up any garbage both inside and outside and remove bin waste in common areas, laundry, mailboxes, cigarette disposal, ensuring dog waste is not littered about the property and monitoring accordingly,
Property Maintenance Responsibilities
- Thorough knowledge of all maintenance systems (heat pumps, furnaces/boilers, electrical system, plumbing system etc.)
- Ensure residents are acting in accordance with rules and regulations with particular focus given to maintenance, damage to unit/property etc.
- Ensure that grounds are maintained in accordance with established company standards.
- Repair maintenance items (i.e. light fixtures, vents, filters, plumbing fixtures)
- Ensure that the property is in compliance with provincial and municipal regulations (proper heating, plumbing, electrical are working in units and building)
- Coordinating with Property Manager to ensure Scheduling of contractors and staff for minor maintenance of property and any issues that arise.
- Supervise service providers and contractors and oversee quality of work performed
- Access to smart phone and laptop with internet to ensure email communication is seamless between team members.
Minor maintenance - I.e. non speciality trades, will come through Buildium and will be assigned to you
Bulk items (Garbage) called to city to organize and ensure tenants are wrapping in plastic
Sending all required notices via Buildium
Night checks - Nightly walk through to ensure all is good
Security Monitoring where applicable any security breaches i.e. homeless people and access and monitoring of / to security footage
Providing access to third party vendors and contractors where required
Conduct monthly checks on Fire Safety equipment
Any noise complaints to be addressed
- Property Management Platforms that this position will be required to use:
- Buildium; monitoring incoming request for the Welland portfolio and ensuring all maintenance requests are updated, organised, completed and or further actioned in connection with the PM team
- ClockShark: A time tracking tool where this position will be required to keep detailed notes, photos of all tasks executed and completed.
- HappyCo - Inspection application that will be required to use for all move in and move outs in addition to other instances where this position will be required to document conditions and or areas for review / approval.
Fire Safety Responsibilities
- Comply with regular fire safety and life safety standards including keeping fire, maintenance logs up to date
- Extensive knowledge of emergency procedures including fire, flood, and mould
Cleaning Responsibilities
Exterior Duties
- Handling of garbage and recycling bins
- Pick up loose garbage around exterior of property and detect any serious deficiencies about curb appeal or hazards to residents
- Grass Cutting and yard maintenance / yard waste
- Snow Removal and deicing or salting - front area and walkways
Interior Duties
- General maintenance of common areas (lobbies, hallways, stairwells, windows) and amenity areas
- Internal Cleaning: Vacuum once per week, sweep and mop floors once / week unless otherwise needed
- Common area windows daily in particular front doors
Vacant Units
- Cleaning of units as they come vacant
- Repair of minor maintenance items (i.e. Light fixtures, vents, filters, plumbing fixtures)
- Removal of garbage items and old/broken appliances
- Showing units to prospective tenants
After Hour Emergencies
- Includes fire, flood or death: Must attend the property if those 3 circumstances occur to help emergency personal access buildings, units etc and be expected to stay on site until the emergency is cleared
- Any phone calls received after 5.30 pm unless an emergency call back the next business day. Office line tenants can call after hours
Other Requirements:
- Must own your own vehicle, have a clean drivers abstract and G license
- Will be subject to a criminal background check and must display a clean record
- Must be well presented each day at work by ensuring you have proper maintenance attire and the tools required to execute the work of a maintenance person
- Compensation: $28-$30 per hour
- Mileage Compensation: You will be reimbursed on a monthly basis for mileage utilized to perform said above mentioned services
