Position Summary
The Site Manager is a live-in superintendent responsible for the general day-to-day oversight and on-site presence of a residential building. The role supports a clean, safe, and well-functioning property through routine inspections, light maintenance and cleaning of common areas and vacant units, coordination with approved contractors, and timely communication with management.
This is a live-in position where accommodation is provided in connection with employment.
This position is intended for one employee only. A partner or additional occupant may reside in the unit but is not employed by the Company, has no duties or obligations to the Company, and is not authorized to perform work on behalf of the property.
Key Responsibilities
Building Oversight and Maintenance
· Conduct regular walk-throughs of common areas to identify maintenance, safety, or cleanliness issues.
· Perform minor maintenance tasks and basic repairs such as touch-ups and light unit preparation support including the cleaning of vacant units.
· Monitor building conditions and report maintenance or system concerns.
· Coordinate access to units and common areas for approved contractors and service providers as directed.
Cleaning and Housekeeping
· Maintain cleanliness of entrances, hallways, stairwells, laundry rooms, and other shared spaces.
· Support upkeep of garbage and recycling areas, ensuring cleanliness and proper waste handling.
· Perform light seasonal exterior tasks such as sweeping, litter removal, and salting as required.
Tenant Relations
· Serve as an on-site contact for routine resident concerns and operational issues.
· Respond to resident maintenance requests professionally and in a timely manner.
· Report resident issues, complaints, or maintenance needs to management in a timely manner.
· Support move-ins and move-outs as directed by management.
· Post notices and building communications as directed by management.
· Collect rent payments when required and ensure timely delivery or deposit of funds in accordance with company procedures and management direction.
· Provide access to vacant units for scheduled showings and flag unit readiness to management as directed.
Health, Safety, and Compliance
· Identify and report hazards, security issues, or safety concerns.
· Support compliance with health and safety requirements, fire code obligations, and internal policies.
· Follow Haven Bridge procedures related to incident reporting and emergency response.
Duties, Availability and Emergency Response
· The duties associated with this role are generally expected to be equivalent to approximately 40 hours per week.
· The Site Manager is required to be available to respond to urgent or emergency building issues outside of routine duties. On-call availability does not constitute working time unless the Site Manager is actively responding to an issue.
· When an emergency response is required, the Site Manager will take reasonable steps to address the issue and escalate matters to a senior designate, approved contractors, or emergency services as appropriate.
Compensation and Housing
· Compensation for this live-in superintendent role is provided in accordance with the terms of employment and applicable legislative exemptions.
· A housing benefit is provided in connection with employment.
· Residential occupancy is governed by a separate tenancy agreement.
· Housing arrangements may change if employment ends.
Qualifications
· Previous experience in residential property maintenance, custodial work, or a similar role is an asset.
· Ability to work independently and manage routine responsibilities.
· Reliable, responsible, and professional in interactions with residents, contractors, and management.
· Physically able to perform light maintenance and cleaning tasks.
Physical Requirements and Working Conditions
· Ability to lift, carry, push, and pull items up to 40 lbs.
· Ability to stand, walk, bend, kneel, crouch, climb stairs, and reach overhead.
· Ability to work indoors and outdoors in varying weather conditions when required.
General Expectations
· All tasks must be performed in accordance with Haven Bridge health and safety policies, Ontario fire and building codes, and Workplace Hazardous Materials Information System (WHMIS) requirements.
· Personal protective equipment (PPE) must be used where required.
· Any identified hazards must be reported immediately to the Regional Property Manager.

Pay: $35,000.00-$60,000.00 per year
