Overview
We are seeking a self-motivated and diligent new team member with understanding and experience in construction and/or housing development to join our Housing team. This role is for an initial 8-12 month contract (dependent on client needs / approval at time of hiring) with the potential to turn into a full-time salaried position within our company. This contract position will be based out of Toronto and provide development management support across several affordable housing projects. Regular travel is required.
**Although on some days this position will function remotely, candidates should be prepared to make site visits for GTA based projects as needed. Candidates will also need to be available for up to monthly travel to Nunavut to support our Northern Housing Projects.** Northern travel costs will be covered and mileage plans for daily required travel in the Greater Toronto Area will be provided.

About Sonderbloom
We are a Toronto based consulting firm that specializes in affordable housing development. We primarily provide development management services to non-profits in the Greater Toronto Area which spans the whole lifecycle of residential development: from concept through pre-construction to delivery. Current projects include property improvements, renovation of existing buildings and new-build projects. We are a small, motivated team that prides itself on supporting projects that work to provide quality housing and better lives for at risk populations – from those facing addiction and mental health struggles to victims of human trafficking or disenfranchised indigenous communities. Housing Team Lead Role
In this role you will play a key part in the pre-delivery and construction phases of our housing development projects in Ontario and Nunavut. You will be responsible for coordinating, managing and tracking progress on behalf of Sonderbloom’s clients to ensure that projects are delivered as prescribed, within budget and schedule constraints. This role will require strong interpersonal skills, organization and project management capabilities with an understanding and knowledge of the residential construction processes. The role will require strong communication skills to work alongside stakeholders, consultants, contractors and management teams as well as communicating with the Sonderbloom Project Manager, Principal, and team remotely and on site.
Core Responsibilities
- Coordinating the delivery of shelter, transitional and affordable housing renovations
- Manage the tendering and procurement process, analysis and evaluation and providing clear recommendations
- Day-to-day management of general contractors/ construction managers, consultants, vendors, and suppliers acting as Owner's representative
- Developing a pre-construction schedule and accurate budget for each construction project
- Establishing and monitoring of budgets and adherence of variance controls
- Ensuring projects are delivered on time and on budget, ensure that proper invoice and cost tracking is maintained throughout the life cycle of the project
- Developing and managing a construction risks and issues log with the residential construction coordinator
- Ensuring engineering, architectural, and design activities are completed accurately and in a timely manner
- Providing oversight and acting as the first point of contact for risk and issue resolution. Major strengths will be around communications to key internal and external stakeholders
- Coordinating timely site inspections to ensure quality, timing, and adherence to standards
- Managing day-to-day work on projects in construction phases; coordinate and make recommendations regarding status of work with input from the residential construction coordinator
- Liaising with various internal contacts and stakeholders providing weekly highlight report updates to the client team
About You (Experience and Skills)
Must Have:
- Bachelor’s degree or two-year diploma in Construction or Project Management (or related / equivalent experience)
- Comfortable working remotely from home, travelling to Iqaluit Nunavut on up to a monthly basis, and regular travel to GTA based sites as needed. *Travel costs to Nunavut will be fully covered along with a mileage plan for Toronto based travel
- Strong communication, negotiation and presentation skills and able to form trusted relationships with stakeholders
- Proactive approach to problem-solving and solution finding skills
- Good organizational and planning skills, capable of managing multiple tasks simultaneously and effectively
- Capable and motivated to work independently
- Analytical and evaluation skills to translate construction-related detail into clear recommendations to different audiences
- Positive ‘can do’ attitude towards team-working and collaboration
- Knowledge of Project Management Principles, tools and governance is essential
Nice to Have:
- Experience using Microsoft365 software and other Project Management digital tools is an asset (Teamwork, Microsoft Project, Canva, Argus Developer among others)
- Experience working with architects, planners, contractors and engineers
- Knowledge of the fundamentals of Ontario Building Codes, Permits, Occupational Health and Safety, and construction laws (plus a willingness to learn codes and laws specific to Nunavut on the job)
- Experience working with construction documentation such as plans / blueprints, engineering studies and construction management plans
- Knowledge and experience of delivery toolkits and construction related documentation, such as RFI’s, PCN’s and Change Orders
- Experience working with non-profit and/ or public sector funding programs is considered an asset
Term: 8-12 month contract with potential to become permanent.
Location: This role will be based out of Toronto.
Remuneration: $73k per annum prorated.
