Job Summary
To work with the General Manager and Assistant General Manager to achieve a motivated, organized and empowered Maintenance Team to provide the level of service and to contribute to the overall profitability of the property; professional work standards and guest care set down in the Standards and Procedures Manual and as defined by the Brand. To ensure adherence to all hotel policies, procedures, regulations and standards, while striving towards total guest satisfaction. To ensure that maintenance operations and equipment is working in a professional manner at all times. To ensure a correct and smoothly operating department, understanding that Maintenance in a hotel includes the running of the electrical, plumbing, steam, A/C & other mechanical systems, repairing & maintaining equipment, furniture & fixtures. It is the responsibility of maintenance to see that none of the services these systems provided to the hotel and its guests is interrupted. It is critical that all complaints and requests for service receive immediate attention and correction.
The Maintenance Manager is responsible to oversee, plan and carry out preventive maintenance throughout the property to ensure standards are maintained for guest comfort and the safe and efficient running of all equipment and to maintain the property according to standards; to ensure guest satisfaction through proper and effective interpersonal skills and the proper execution of maintenance operations. To handle guest requests or complaints in a professional and timely manner. To achieve goals that support the overall company’s objectives while developing and building relationships.

Duties
- Personally demonstrating a commitment to guest service in responding promptly to guest’s needs/complaints.
- Motivate and empower staff to deliver exceptional guest service by encouraging responsive guest assistance in a professional manner and rewarding staff.
- Maintaining Guest Service as the driving philosophy of the hotel.
- To work in an efficient manner to maximize productivity and guest care following procedures set down in the Standards and Procedure Manual.
- To bring urgent matters to the attention of the General Manager, Assistant General Manager and other Department Heads as needed
- To maintain standards of punctuality.
- To attend meetings as requested and to recognize the importance of contributing new ideas and initiative to the overall success of the operations.
- To maintain a professional and effective working relationship with all departments to ensure that all departments are informed of any potential problem or situations.
- To work and communicate in a professional and ethical manner with colleagues assisting where necessary to achieve standards and in conjunction with company policies.
- To contribute to the overall security of the Hotel by recognizing and correcting potential security problems.
- Make independent decisions to solve problems that arise.
- Continually have plans to set goals, meet goals and the mission of the company and the hotel.
- Be aware of needed training for this position and those that are under your responsibility.
- Hold monthly departmental meetings to ensure communication flow of information and to encourage team building.
- Responsible for ensuring full compliance with protocols and procedures related to any front office operations, and emergencies on an ongoing basis.
Qualifications
- Learn & use Property Management System
- Assume the role of Manager On Duty (MOD) as assigned.
- Conduct MOD room inspections as required
- To generate team commitment to the achievement of company, property and department mission statements.
- Organize and assign tasks to Maintenance Staff
- Scheduling of Maintenance Staff in accordance to business demands, policies and ESA standards
- Address and resolve complaints in a timely & professional manner
- Responsible for the hiring, training, coaching, discipline & dismissal of employees following proper policies and procedures.
- Responsible for maintaining all building equipment and tools.
- Maintaining HVAC/ boilers/ pool-whirlpool systems etc.
- Use correct cleaning chemicals for designated surfaces, according to WHIMIS regulations and hotel requirements.
- Be able to work in a standing position for long periods of time (up to 8 hours).
- Ability to grasp, bend; and stoop; push or pull heavy loads weighing up to 75 lbs.
- To plan and carry out preventive maintenance throughout the property to ensure standards are maintained for guest comfort and the safe and efficient running of all equipment, as required by company policy and in the line with the maintenance budget.
- To prioritize and carry out maintenance and painting as requested by departments on a daily basis to ensure the smooth running of the property.
- To record meter readings and liaise with the General Manager, Assistant General Manager regarding improved energy conservation as required by company policy.
- To be responsible for the testing of fire alarms, emergency lighting etc. on a routine basis as required by company policy.
- To ensure the cost effective and hygienic removal of garbage from the property in line with company policy.
- To be able to carry out emergency maintenance work outside of normal working hours, as required by property policy.
- To maintain records of repair work, testing work and daily checks as required by law and by company policy.
- To liaise closely with Front Desk and Housekeeping regarding out-of-order rooms in order to maximize on profitability.
- To maintain curb appeal of the property.
- To ensure the safe and hygienic upkeep of the swimming pool & spa using all chemicals in accordance with manufacturer’s instructions and health and safety regulations achieving safe and cost effective cleaning procedures.
- To carry out/ensure completion of janitorial duties, heavy duty cleaning, and /or meeting room set up/service in accordance with Standards and Procedures Manuals.
- To ensure full adherence to hygiene, health, safety and emergency procedures as required by law and company policy.
- To carry out all reasonable requests.
- To initiate, facilitate and attend meetings and training as required for you and staff and to recognize the importance of contributing new ideas and initiative to the overall success of the operation.
- To contribute to the security of the building, company asset and guest/co-workers safety with full adherence to security and to follow procedures with proper handling of property keys
- Completes other reasonable requests by supervisor
- Adhere to all matters relating to Code of Conduct, health, safety and emergency procedures.
- Maintain standard of punctuality, uniform code, name tags, personal hygiene and overall appropriate dress code.
- Ensure that all staff members complete maintenance request forms when required.
- Ensure departmental inventory and supplies are accounted for on a monthly basis. And supplies are ordered in a timely manner.
- Provide detailed typed reports of maintenance events as required
- Communicate, educate and train maintenance staff to execute strategies
- Available to staff as this position is an “on-call” position.
- Is in building when the need arises to oversee aspects of the department
- Continually have plans to meet goals and the mission of the company and the hotel.
- Be aware of needed training for this position and those within the department
- Have control systems in place for all controllable costs and labour
- Courteous coordination and communication with sister properties for equipment and supplies
Pay: $75,000.00-$80,000.00 per year
