Overview
We are seeking an experienced Facilities Manager to lead maintenance operations across our residential portfolio. This role is responsible for overseeing the daily execution of maintenance services, leading and developing the maintenance team, and ensuring high standards of operational performance and service quality. The Facilities Manager maintains strong field visibility, supports technicians directly when needed, and helps build scalable systems as the portfolio grows.
Key Responsibilities
Operations & Work Order Management
- Oversee daily work order intake, triage, and dispatch across the portfolio
- Schedule and manage unit turns to ensure timely readiness for new residents
- Balance technician workload across multiple properties to maximize efficiency and response times
- Monitor and improve maintenance response and completion times
- Maintain accuracy and integrity of maintenance management software
Team Leadership & Development
- Lead, coach, and mentor maintenance technicians
- Assist with recruiting and hiring new technicians as the portfolio grows
- Provide hands-on technical guidance and lead training sessions when needed
- Foster a culture of accountability, professionalism, and high service standards
- Manage staffing coverage and on-call rotation schedules
Field Operations
- Maintain strong on-site presence and visibility across properties
- Step into the field to assist with complex diagnostics or address staffing gaps
- Ensure mechanical rooms and building systems meet operational and safety standards
- Conduct routine property maintenance audits to maintain quality standards
Preventative Maintenance & Asset Care
- Implement and track preventative maintenance programs across the portfolio
- Monitor parts usage and support inventory control and replenishment
- Identify recurring maintenance issues and recommend long-term solutions or preventative work
- Maintain building system standards and ensure proper documentation
Process Improvement & Portfolio Support
- Improve maintenance workflows, processes, and service delivery
- Reduce repeat service requests through root-cause analysis and improved procedures
- Support operational systems that scale with portfolio growth
Qualifications
- Experience in residential property maintenance or facilities management
- Strong leadership and team management skills
- Technical knowledge of building systems (HVAC, plumbing, electrical, mechanical rooms)
- Experience with maintenance management software and work order systems
- Ability to diagnose complex maintenance issues and provide hands-on support when required
- Strong organizational, problem-solving, and communication skills

Pay: $51,351.73-$100,235.76 per year
