Local workers are welcomed. The Property Manager is responsible for overseeing the maintenance, condition, safety, and day-to-day operations of a portfolio of residential rental properties. This role focuses on ensuring all properties are well-maintained, repairs are completed promptly, contractors are effectively managed, and guests or tenants have a safe and comfortable experience. The ideal candidate is highly organized, hands-on, and experienced in property maintenance and vendor coordination.
Key ResponsibilitiesProperty Maintenance & Inspections
- Conduct regular inspections of properties to identify maintenance, safety, and quality issues.
- Create and manage preventative maintenance schedules for all properties.
- Coordinate repairs, renovations, and improvement projects.
- Ensure all units meet company standards for cleanliness, functionality, and appearance.
- Monitor the condition of HVAC systems, plumbing, electrical systems, appliances, roofing, and exterior areas.
- Respond to maintenance emergencies and coordinate immediate corrective action when required.
Contractor & Vendor Management
- Hire, schedule, and supervise contractors, tradespeople, landscapers, cleaners, and maintenance personnel.
- Obtain quotes and manage service contracts.
- Verify quality of work completed and ensure projects are completed on time and within budget.
- Build and maintain relationships with reliable vendors and service providers.
Property Operations
- Coordinate unit turnovers between guests or tenants.
- Ensure properties are fully stocked, operational, and ready for occupancy.
- Manage inventory of maintenance supplies, equipment, and property assets.
- Oversee landscaping, snow removal, waste management, and exterior maintenance.
Health & Safety
- Ensure compliance with applicable building codes, fire regulations, and health and safety requirements.
- Conduct safety audits and address hazards promptly.
- Maintain records of inspections, repairs, maintenance activities, and compliance requirements.
- Coordinate emergency preparedness and response procedures.
Budgeting & Cost Control
- Track maintenance expenses and operating costs.
- Obtain competitive pricing for repairs and services.
- Recommend capital improvements and cost-saving initiatives.
- Assist with annual maintenance planning and budgeting.
Guest/Tenant Support
- Respond to maintenance requests and property-related concerns.
- Coordinate repairs with minimal disruption to guests or tenants.
- Ensure a high standard of customer service and property presentation.
Pay: From $26.00 per hour
