SALARY: CA$115,000–$140,000 + comprehensive benefits + RRSP matching

THE OPPORTUNITY
Terracap is seeking an experienced Senior Property Manager to oversee a dynamic GTA-based retail/commercial portfolio totaling approximately 700,000 square feet, including grocery-anchored shopping centres, street-front retail, and a limited residential component.
This is an opportunity to join a sophisticated and growing real estate organization where you will have meaningful ownership of your portfolio while working closely with senior leadership and a collaborative internal team, including leasing, accounting, and property administration support.
The successful candidate will bring strong commercial or mixed-use property management experience, with expertise in retail operations, tenant relations, budgeting, CAM and realty tax recoveries, capital projects, and multi-site portfolio management.

KEY RESPONSIBILITIES
Portfolio Operations
- Oversee the day-to-day operations of a GTA retail/commercial portfolio comprising approximately 700,000 square feet
- Conduct regular site inspections and ensure properties are maintained to Terracap’s operational standards
- Identify operational efficiencies and implement best practices related to maintenance, safety, and risk management
- Coordinate with internal leasing and accounting teams to support overall portfolio performance
Tenant & Vendor Relations
- Build and maintain strong relationships with tenants, contractors, consultants, and municipal stakeholders
- Respond to tenant concerns and ensure a high level of tenant service
- Tender, negotiate, and oversee service contracts and property-related vendors
- Coordinate operational aspects of tenant move-ins, build-outs, and ongoing occupancy
Financial Management
- Prepare and manage annual operating and capital budgets
- Monitor portfolio financial performance, including variance analysis and cost controls
- Oversee CAM and realty tax recoveries, accounts receivable review, and tenant reconciliations
- Assist with quarterly reporting and operational analysis
Capital Projects & Building Systems
- Oversee capital projects, repairs, and property improvement initiatives
- Coordinate with consultants, contractors, and internal stakeholders to ensure projects are completed on time and within budget
- Maintain strong working knowledge of major building systems including HVAC, mechanical, electrical, roofing, and life safety systems
QUALIFICATIONS
- 7–10 years of commercial or mixed-use property management experience, ideally within retail-focused portfolios
- Experience must include commercial, retail, or mixed-use property management; candidates with exclusively residential property management experience are not the right fit for this role
- Experience managing multi-site retail/commercial properties with complex operating structures
- Strong understanding of CAM and realty tax recoveries, budgeting, and financial reporting
- Experience overseeing capital projects and vendor management
- Strong communication, organization, and problem-solving skills
- Ability to manage multiple priorities in a fast-paced environment
- Proficiency in Microsoft Office and Yardi (preferred)
- RPA designation or equivalent is considered an asset
- Valid G driver’s license and ability to travel throughout the GTA
- Ability to respond to after-hours and emergency situations, as required
