We are seeking a hands-on, full-time Property Manager to oversee the daily operations of our 170-unit residential property in Kelowna. This role is ideal for someone who enjoys both tenant relations and being actively involved in maintaining the property to the highest standards possible.
Key Responsibilities
Leasing & Resident Relations
- Manage leasing from advertising, inquiries, vetting, viewings, to successful tenant lease completion, welcome packages, key and fob distribution, and any other necessary documentation.
- Conduct showings, move-ins/move-outs, and inspections
- Collect rent and follow up on arrears and applicable notices
- Maintain accurate tenant files and documentation
- Respond promptly to resident concerns and emergencies
- Ensure compliance with the BC Residential Tenancy Act
Operations & Maintenance
- Perform regular building rounds (interior and exterior)
- Work with maintenance team and assist them to complete minor repairs (painting, patching, minor plumbing, lock changes, blinds/screens, clogs, etc.) in-house
- Prepare vacant suites for new tenants
- Coordinate and oversee contractors (HVAC, custodial, landscaping, etc.)
- Conduct monthly and annual safety inspections for fire and insurance requirements.
- Ensure cleanliness of common areas, including grounds, parking lots, parkades, and common amenities and remove debris as needed.
- Snow/ice removal as required
- Pool and hot tub testing/maintenance (training provided)
- Monitor security cameras and complete incident reports
Administration & Teamwork
- Maintain organized records and reports
- Coordinate, direct, and supervise vendors, service providers, and cleaning staff.
- Collaborate with the General Manager, maintenance, and ownership
- Remain available for urgent issues outside regular hours
Qualifications
- Minimum 2 years residential property management experience
- Active BC Rental Property Management License (or related experience)
- Strong ability with basic office software, Outlook, Excel, Word, Internet, communication, and database software
- Strong customer service, communication, and conflict-resolution skills
- Solid general maintenance abilities, including having own basic hand tools, drill, hammer, screwdrivers, pliers, etc.
- Highly organized, proactive, and detail-oriented
- Valid driver’s license and reliable vehicle
- Criminal record check required
Summary
This role blends admin and hands-on work—you might handle showings, leasing, and tenant communication in the morning, then assist with maintenance or cleanup later. While there’s an on-site maintenance team, this is a team-player position where everyone helps with unit turnovers, emergencies, snow removal, property care, and basic work orders. This role also oversees external vendors and step in for tasks they don’t cover.
Overall, we’re looking for someone flexible who’s comfortable pitching in wherever needed.

Pay: $60,000.00-$65,000.00 per year
