About MEL (Mountain Properties)
Mountain Enterprises Limited (MEL), also known as Mountain Properties, manages a portfolio of approximately 15 Class C commercial buildings across the South Okanagan.
MEL is transitioning away from outsourced property management and has been building an internal operations platform focused on strong tenant service, disciplined maintenance practices, and long-term asset stewardship.
As part of that evolution, MEL is building an internal maintenance team consisting of:
- Commercial Maintenance Manager
- Maintenance Technician / Building Operator
- Specialized contractors
- Maintenance shop and inventory system
This position is an important part of that long-term vision.
The role
As the Maintenance Technician / Building Operator, you'll help keep MEL's properties safe, clean, functional, and well-maintained.
This is a hands-on field role focused on inspections, preventative maintenance, tenant service, property rounds, minor repairs, site conditions, and supporting day-to-day maintenance operations across the portfolio. Success in this role requires both hands-on maintenance work and consistent documentation of work completed.
You won't be expected to perform every trade yourself. You'll be responsible for completing routine maintenance work, identifying issues early, documenting your work, supporting tenants, and helping ensure specialized contractors are used effectively when needed.
This role reports to MEL's Commercial Maintenance Manager.
What you’ll be responsible for
Day-to-day building operations
- Complete scheduled property inspections and rounds.
- Identify maintenance deficiencies, safety concerns, and emerging issues.
- Document findings and follow-up requirements.
- Monitor overall condition, cleanliness and presentation of MEL properties.
- Identify recurring maintenance issues and recommend preventive solutions.
- Maintain professional and positive relationships with tenants and visitors.
Maintenance Work Orders
- Respond to maintenance requests assigned through Buildium.
- Complete minor electrical, HVAC, Plumbing repairs and maintenance tasks within the employee's skills, training and authorization.
- Troubleshoot minor electrical, HVAC, Plumbing, door/hardware issues and determine when escalation is required.
- Record work completed, labour time, materials used, and follow-up items.
- Assist in maintaining accurate service history records.
Preventative Maintenance and Risk Reduction
- Support preventative maintenance programs across the portfolio.
- Replace filters, batteries, belts, fixtures and other routine components as required.
- Complete recurring maintenance tasks and inspections.
- Help reduce avoidable failures and emergency service calls.
- Track recurring issues and identify opportunities for improvement.
Building Care and Tenant Service
- Respond professionally to tenant concerns and maintenance requests.
- Help maintain clean, safe, and functional common areas.
- Assist with seasonal property maintenance activities.
- Support tenant move-ins, move-outs, vacancy turnover preparation, and leasing-related maintenance work as required.
Shop, Tools, and Inventory
- Maintain tools, equipment, and maintenance supplies.
- Help organize shop and storage areas.
- Track inventory usage and identify replenishment requirements.
- Support cost tracking and property allocation of materials where practical.
Contractor Coordination Support
- Assist the Maintenance Manager with vendor access and site coordination.
- Collect photos, measurements, and field information as required.
- Support completion verification and follow-up activities.
- Recognize when specialized contractors are required.
Experience & qualifications
Required
- 3 – 5 years Practical maintenance, construction, building operations, facilities, or property maintenance experience.
- Ability to diagnose routine plumbing, HVAC, electrical, and building maintenance issues.
- Ability to work independently across multiple sites.
- Strong problem-solving and troubleshooting skills.
- Familiarity with common building systems and a willingness to learn.
- Comfort with computers, smartphones, email, and work order systems.
- Strong communication and customer service skills.
- Valid driver's license and clean driving record.
Assets (nice-to-have)
- Experience with commercial properties.
- Basic knowledge of HVAC, roofing, plumbing, electrical, irrigation, or building systems.
- Experience with Buildium or similar work order software.
- Experience in preventative maintenance programs.
- Certified trade specialization / experience.
- Experience working with community organizations or nonprofits.
Not a fit if
- Your You prefer working in a single location and don't enjoy traveling between properties.
- You struggle with documentation, follow-through, or work order tracking.
- You expect every repair to be outsourced.
- You are uncomfortable interacting directly with tenants and contractors.
- You prefer working entirely independently and don't enjoy being part of a team.
What success looks like (first 90 days)
- You've become familiar with the MEL property portfolio.
- Regular property rounds are occurring consistently.
- Maintenance work orders are being completed and documented properly.
- Buildium is being used consistently for work tracking.
- Site condition issues are being identified proactively.
- Strong working relationships have been established with tenants, contractors, and MEL staff.
- The Commercial Maintenance Manager has greater capacity to focus on planning, budgeting, vendor management, and larger projects.

Work environment
- This role is based in Penticton, with regular travel to Okanagan Falls and Osoyoos
- MEL has office / shop space available as needed, but much of the work happens on-site and in the field
- You’ll work closely with MEL’s Commercial Maintenance Manager and coordinate with external vendors frequently
Reporting relationship
You will report to MEL’s Commercial Maintenance Manager.
Hours and schedule
- Full-time employee role
- Expected hours: 37.5 hours/week
Compensation and benefits (some items TBD pending board decisions)
- Salary range: $60,000–$65,000
- Benefits: Extended health benefits offered after three month probationary period
- Vacation / paid time off: three weeks
- RRSP 5%: available after three month probationary period
- Cell phone: $75 / month allowance
- Vehicle / travel: company truck available for use by maintenance team; having a personal vehicle available for occasional use would be helpful
