The PEI Division of the Canadian Mental Health Association requires the services of qualified individuals to work as a Property Maintenance Workers in our Property Maintenance and Tenant Relations Department.
The Property Maintenance Worker is responsible for maintaining the interior and exterior of CMHA-PEI residential and commercial properties across the province. This includes performing minor repairs, routine maintenance, inspections and responding to tenant requests. This position is part of Property and Tenant Relations Team and ensures CMHA assets and property are well-maintained, and the environment is safe and secure for tenants, staff, and visitors. The position also contributes to tenant well-being by recognizing and reporting concerns that may impact mental health. This position reports to the Director of Property and Tenant Relations and is member of the CMHA-PEI team.
This position will be located at our Summerside and Alberton office but works out of regional CMHA-PEI office (Montague, Charlottetown, Summerside, West Prince) and provides service for the entire province..

Job Summary:
1. Reporting and Team Environment
Report directly to the Director of Property and Tenant Relations
· Participate in team meetings and collaborative planning
· Contribute to a welcoming, inclusive, healthy, and safe team-oriented environment
· In coordination with the Director, of Property and Tenant Relations assist with scheduling, documentation and maintenance activities.
· Follow CMHA-PEI emergency and crisis response protocols
· Assist with daily administrative tasks
· Perform other duties as required.
· Provide on-call support, including evening and weekend work, as part of a rotational schedule.
2. Property Maintenance and Repairs
· Respond to maintenance and repair requests from tenants and CMHA staff.
· Supports Tenant Education of CMHA housing expectations in line with the tenant rights and regulations and landlord responsibilities
· Support the readiness of residential units and commercial property for new tenants/users
· Conduct safety and security inspection of residential units and commercial spaces as required.
· Perform basic repairs to maintain and fix common issues such as patching drywall, painting, fixing leaky faucets, and unclogging drains.
· Assist CMHA Housing teams and tenants in moving and disposing of heavy furniture and equipment, as necessary
· Identify and report structural or system breakdowns to the supervisor
· Troubleshoot heating, electrical, and water systems; coordinate with contractors for complex issues.
· Maintain documentation of maintenance work and update inventory records
3. Exterior Maintenance
· Ensures seasonal and contract-based services (e.g., landscaping, snow removal) are being delivered in a timely manner
· Ensure walkways, stairs, and driveways are safe and accessible
· Conduct visual inspections of external structures and systems (e.g., irrigation, siding/foundation, roofing)
· Collect and dispose of waste materials following environmental guidelines
4. Mental Health and Tenant Support
· Maintain awareness of tenants' general well-being; report observations or concerns to the Housing or Tenant Relations team
· Support tenants in developing independent living skills (e.g., maintaining cleanliness, basic home upkeep)
· Participate in case management discussions with tenant relations and CMHA Housing team, as needed, to support the mental well-being of tenants
Requirements:
Education:
· Trades-related diploma, certificate
Experience:
· 2–5 years of relevant property maintenance experience
· Completion of a certified trades apprenticeship program (preferred)
· Hands-on experience using tools and equipment safely and effectively
*Demonstrated equivalencies of education or experience will be considered
Key Skills and Abilities:
· Knowledge of building codes, safety standards, and applicable regulations
· An Understanding of landlord/tenant rights and responsibilities
· Ability to conduct a wide range of practical skills, including carpentry, plumbing, basic electrical knowledge, hand tool usage, and troubleshooting
· Ability to perform routine maintenance tasks and emergency repairs
· Ability to multi task in a high pressure environment

Physical Requirements:
· Ability to lift, carry, push, and pull materials and equipment weighing up to 50 lbs on a regular basis.
· Frequent standing, walking, bending, stooping, kneeling, climbing ladders, and working in awkward positions.
· Ability to perform repetitive motions using hands, arms, and shoulders for tasks such as painting, repairing, and operating tools/equipment.
· Comfortable working in indoor and outdoor environments, in varying weather conditions (heat, cold, rain, snow).
· Ability to operate power tools, hand tools, and maintenance equipment safely and effectively.
· Must have sufficient visual acuity (close vision, distance vision, depth perception, and ability to adjust focus) and hearing ability to detect safety concerns, equipment malfunctions, and communicate effectively.
· Ability to respond promptly to maintenance calls, which may include working in confined spaces or elevated areas.
· Must be able to wear required personal protective equipment (PPE).
Other Requirements
· Vehicle and valid driver’s license required (Availability and flexibility to travel within the province on a regular basis)
· A satisfactory and current criminal record and vulnerable sector check
· CPR/First Aid
An asset to this position is a solid knowledge, sensitivity, and relevant work experience relating to the issues of mental health and addictions.

Completion of a certified trades apprenticeship program, Occupational and Health Safety (OHS) Regulations Training, WHMIS, Fall Protection Training, Local Building Codes and Fire Safety Codes Training, Applied Suicide Intervention Skills Training (ASIST), Mental Health First Aid, Non-Violent Crisis Intervention
Hours of work: 37.5 hours per week. Some evening and weekend work will be required
