LIVE-IN RESIDENT MANAGER – BROWN BROS. AGENCIES LTD.
As we grow our Rental Property Management Division, we have an opening for a committed, friendly and enthusiastic live-in manager to join our team to manage one property while living in. The live-in aspect of this role is a non-negotiable requirement. The live-in suite is a one bedroom apartment in a waterfront building in South Oak Bay. No pets are allowed in this building.

GENERAL RESPONSIBILITIES
Working in the Oak Bay areas of Greater Victoria, you will be responsible for the overall building management of a 43 unit property while living in the resident manager’s suite.
THE IDEAL CANDIDATE
· Is a team player who is proactive, resourceful and capable about effective building management
· Has strong and effective personal skills to handle tenant relationship and, when required, conflict management skills.
· Can communicate professionally with tenants, office staff and management
· Has excellent organizational and technical skills (e.g., use a smartphone and/or computer) in order to manage their workflow efficiently
TEAM JOB DUTIES
· Manage overall building maintenance and security
· Liaise with maintenance/inspection contractors including building trades. security companies, etc.
· Coordinate all activities with the elected strata council, in particular, the President
· Coordinate with owners for suite renovations, deliveries and moves in or out; install and remove floor protection and elevator pads; inspect for and report damage
· Perform minor repairs, preventive maintenance, and replacements
· Oversee the surveillance and entry systems for the security of the building and residents
· Control the keys used to open service doors and oversee the lockbox containing keys to all suites
· Oversee and coordinate the movements of workers in the common areas
· Arrange for and oversee specified contractor services; maintain list of contractors
· Monitor and control of the garden irrigation system and assist with the upkeep of the garden
· Monitor the effectiveness of garbage collection
· Respond to any building or personal emergency
· Assist and support residents consistent with this Job Description;
· Maintain records of routine and emergency contractor maintenance and system safety checks
· Housekeeping/cleaning of the common areas of the building such as foyers, hallways, entrances, garage, driveways and walkways
· Oversee the surveillance and entry systems for the security of the building and residents
· Engage with tenants on a regular basis to resolve any resident issues
· Monitor and provide supervision and co-ordination for all work required at
the buildings, including maintenance, renovations, inspections, etc.
· Take great pride in your surroundings, keeping the buildings clean and
presentable at all times
· Post and/or distribute Memos and Notices
· Other duties as required
The normal hours of work are 8 am to 4 pm Monday to Friday with weekends free. However, this is a live-in position and in special circumstances, e.g., building systems failures, medical emergencies or other untoward events, it is a job on call 24/7.

Pay: $45,000.00-$60,000.00 per year
