About Urban Core Ventures

Urban Core Ventures is a Victoria based real estate development and property management company with a passion for housing. The company designs and creates real estate development opportunities for residential and commercial spaces from in-fill housing, long-term rentals customs homes and securing below market housing.

In the community, Urban Core Ventures has been recognized for its work as one of the top “Victoria Home Builder” companies and has received many other recognitions and awards.

Our company continues to grow, and we are now looking to add further expertise to the team and are seeking a Project Manager to support the operations of the company.

Position Overview – Project Manager - Construction

Reporting directly to the Owner and working closely with the Urban Core Ventures Construction team, the Project Manager will plan, organize, lead and evaluate the activities related to construction and real estate development projects of Urban Core Ventures (UCV) operations from inception through to completion. Key responsibilities associated with this position include managing projects through development approval process, overseeing construction schedules, budgets and resources related to projects, and meet all design specifications. The Project Manager will collaborate with architects, engineers and other construction specialists, as well as any construction project teams. Other key responsibilities related to this position are to ensure any UCV projects comply with legal requirements, such as building and safety codes. The position will primarily oversee and lead the construction of a new multifamily apartment building, focusing on high quality, sustainable urban housing.

Ensuring all assigned UCV construction and real estate development projects are completed on schedule, on budget, and are in compliance with municipal policies and specifications, as well as statutory building requirements.

Specific Responsibilities:

Management and complete oversight of Urban Core Ventures Construction projects
Develop scope of work related to existing and new projects
External Trade and Contractor management
Supervising on-site trades personnel & contractors
Project planning, working within all regulatory and municipal bylaws
Health and safety
Maintain all health and safety standards on any job site
Compliance with WorkSafe BC
Support the owner in all matters related to current and future Urban Core Ventures construction projects.

Qualifications & Experience:

Minimum of five (5) years’ construction experience with at least three (3) years managing multifamily, infill or commercial projects (construction sites)
Technical trades or Gold Seal certification preferred.
Comprehensive understanding of building systems, structural concrete, framing, mechanical and electrical integration and general construction practices, processes and techniques.
Minimum two years of managing construction schedules, budgets and subcontractor performance.
Familiar with Greater Victoria local municipal permitting and building inspection processes.
Proficient with construction software.
Knowledge of and experience with building codes, Occupation Health & Safety regulations and environmental standards.
Demonstrated competence in areas of safety and people management.
Ability to read, understand and interpret construction drawings and specifications.
Project Management designation or accreditation an asset.

Compensation Package:

Base salary $85,000. - $110,000. per year, wage to commensurate with experience
Vacation allocation starting at three (3) weeks
